Concerns Grow Over Smeeton Road Development

Smeeton Westerby Parish Council has appointed LB Planning to advise on the controversial planning application 25/00793/OUT. In a recent letter to Harborough District Council, LB Planning highlighted a serious issue with the Site Location Plan.

The applicant has failed to declare, as required, the full extent of land owned in the vicinity of the development site. Land Registry records (Title number: LT428333) show that the applicant, GS Land Ltd, owns a much larger parcel of land than shown in the submitted Site Location Plan. What could be behind this omission?

The undeclared land lies to the north west of the proposed development site. It borders an even larger site south of Fleckney Road, Kibworth which has been considered for housing development but faced serious access challenges. The Title register for that land reveals a connection with BDW Trading Ltd, previously known as Barratt Homes Limited.

These details strengthen fears that this development is not all that it seems and could pave the way for a much larger housing scheme, further eroding the vital Area of Separation between Kibworth and Smeeton Westerby.

The map below shows the following details:

  • OUTLINED IN RED            the land shown in the application Site Location Plan
  • OUTLINED IN BLUE           undeclared additional land owned by GS Land Ltd
  • OUTLINED IN YELLOW   land which has been linked to BDW Trading Ltd
